A Meeting of Gazes: The House and Its Landscape
Casa Zoet rises in Massa Lubrense, perched above one of the most iconic views of the Mediterranean. The project was born from an immediate understanding between the Dutch clients and architect Francesco Della Femina, an act of mutual infatuation: between the owners and Italy, between the designer and the site. Set on cascading levels that descend toward the sea, the house is in constant dialogue with the landscape. The dramatic presence of Capri and Ischia becomes the visual and emotional core of the project, shaping spatial layouts, materials, and forms. This is a design rooted in geography and the poetry of perspective.
The Garden as the Main Room
Initially wild and uneven, the garden has been reimagined as the true heart of the project, an open-air room with strong architectural character. Nestled in a natural hollow, the space is defined yet entirely open to the elements. A chestnut wood pergola, draped in wisteria, shelters both a dining and a lounge area, marked by sinuous masonry benches and Capri-style columns. Handcrafted ceramics, glazed lava stone, and antique tiles evoke an authentic Mediterranean spirit. The panoramic view over the Gulf of Naples, carefully framed by the pergola, turns every moment spent outdoors into a contemplative experience.
Interiors Shaped by Memory and Colour
The interiors of Casa Zoet reflect a refined dialogue between cultures and sensitivities. Without altering the original structure, each room has been redefined to enhance comfort and intimacy. Colour plays a central role: powder pink, aquamarine, and shadowy gradients bring depth to walls and highlight historic volumes. Carefully curated Flemish contemporary artworks, chosen by the owner (an art historian), are juxtaposed with Mediterranean textures and ethnic accents. The result is a subtle fusion of north and south, tradition and modernity. Every space tells a story; every detail speaks of identity and belonging.
Complex Spaces, Poetic Solutions
Built vertically in the tradition of coastal dwellings, Casa Zoet unfolds across multiple levels, each with its own character and logic. From a compact, grotto-like kitchen (functional yet discreet) to a curved study with a bench overlooking the sea, every room has been designed to welcome without overwhelming. The attic, once a neglected storage space, is now a luminous and elegant retreat: rough white plaster, golden resin floors, and an interplay of textures transform constraints into poetry. A wrought iron spiral staircase links these spaces, doubling as a sculptural statement.
An Architecture in Dialogue with Nature
At the core of the project lies a deep connection with the surrounding landscape. Lush Mediterranean vegetation, the climbing bougainvillea, the greenery of the garden, the colours, the sound, even the scent of the sea, all invite architecture to coexist with nature. The tactile richness of materials, from Moroccan Tadelakt to Neapolitan ceramics, reinforces this sensorial bond. Even the attic bathroom, with its fan-shaped tiles in marine hues, echoes the sea just beyond. Casa Zoet is more than a residence, it is a place of belonging, a refuge that embraces and opens outward, suspended between domestic intimacy and the awe of the natural world.
